Could martial law be a sufficient ground for force majeure for not fulfillment of obligations under a rent agreement for residential property?

The Chamber of Commerce of Ukraine recognized and certified the state of war as a force majeure.


However, you need to consider whether martial law directly affected your inability to fulfill the lease agreement.


It should also be taken into account that force majeure only exempts from responsibility for not fulfilling obligations of the terms of the contract and only postpones the performance of the contract itself.
