If your home was destroyed or damaged due to the war, you may be eligible for compensation from the state. However, to receive it, your property must be officially registered in the The State Register of Real Property rights.
This article explains how to register property online via the Diia portal — without leaving your home. This is especially relevant for those who currently cannot apply in person to government institutions.
Who can use this service?
Only the owner or one of the co-owners (in the case of shared ownership) can submit the application.
Where is the service available?
The service is available only for property located in government-controlled areas of Ukraine.
To register property located in occupied territories (Zaporizhzhia, Donetsk, Luhansk regions and the Autonomous Republic of Crimea), you must contact a registrar in person (at an Administrative Service Center or notary office).
How to prepare for online application submission
- Create a Qualified Electronic Signature (QES). Note: you can log in to your personal account on the Diia portal using BankID, but submitting the application requires a QES — as the system mandates this form of digital signature for document submission. Learn how to create it here.
- Scan the original technical documentation and documents proving ownership prior to 2013 (such as inheritance certificates, technical passports, purchase agreements, etc.). Each document must be scanned separately in PDF format. File size must not exceed 8 MB.
Step-by-step instructions:
- Go to the Diia portal: https://diia.gov.ua and log into your citizen’s account using your QES.
- Review and, if needed, update your personal profile data.
- Select the service “The State Register of Real Property rights”.
- Complete the online application form. A video guide for completing the application is available here.
- Upload your PDF documents proving ownership.
- Sign the completed application with your QES.
- Wait for the result.
How to track your application status
The status of your application will be shown in your personal account on the Diia portal. A message with the result (approval or rejection) will be sent to both your Diia account and your email.
If your application is approved:
- You will receive an electronic message stating: “Your ownership of the real estate has been successfully registered in The State Register of Real Property rights. The digital extract is available in the 'Received Documents' section.”You can then download the digital extract.
- If needed, you can also obtain a printed version of the extract at an Administrative Service Center or notary office (for an additional fee).
If your application is rejected:
- You will receive a notification in Diia explaining the reason for rejection (e.g., missing information, technical errors in the documents, registry data discrepancies).
What to do next:
- Review the stated reasons for rejection and make corrections (e.g., add missing documents, correct errors, clarify data).
- Resubmit your application through Diia or contact an Administrative Service Center/notary with the updated documents.
What is the cost and timeframe for the service?
Processing time:
- Up to 5 business days, with possible extension up to 35 business days if a request to the Bureau of Technical Inventory (BTI) is needed. If property documents exist only in paper form, the registrar may pause the review and initiate a BTI request. This is not a rejection — just wait for the response.
